Residential and commercial projects, from ADUs and additions to tenant improvements, plus code violation and citation fixes, across San Diego County and Southern California. I draw the plans myself, take them through County Planning & Development Services plan check, and see the project through construction, so nothing gets lost between design and the jobsite.
Planning, plans, permits, and construction under one roof.
Unpermitted garage conversions, additions, patio covers, and ADUs built without permits are common, and so are the notices and fines that follow. I work with County Code Compliance to resolve the violation and clear the citation, either by permitting the work as built or by correcting it.
Site plans, floor plans, elevations, and sections designed, drawn, and printed in-house, with engineers and architects on the team when the project needs them. Plans-only service is available for owner-builders.
Setbacks, lot coverage, height limits, and allowed uses checked before you spend money on drawings.
Submittal to County PDS, every correction cycle, and coordination of structural, Title 24 energy, and fire review.
Detached units, garage conversions, and junior ADUs, from foundation to final inspection.
Room additions, second stories, kitchens, and baths, designed and built by the same team.
Tenant improvements, change-of-use permits, storefronts, and small commercial buildings, from plans through approval.
I walk the property, measure what's there, and talk through what you want to build and your budget.
Zoning, setbacks, utilities, and overlays such as fire hazard zones or septic, reviewed before design starts.
Concept layouts first, then a full drawing set once you approve the direction.
Submittal to County PDS, then corrections until the plans are approved.
Fees paid, permit pulled, and the schedule set with you.
Built to the approved plans, with one point of contact the whole way.
Foundation, framing, MEP, and insulation inspections scheduled and attended.
Final inspection passed and the permit closed out.

I design, draw, and print my own plans in-house. For structural, civil, and other specialty work, I bring in a team of engineers and architects I work with regularly, so every sheet in the set is covered.
Because I draw the plans and stay with the project through construction, the drawings are made for how the job will actually be built, and questions from the field get answered the same day.
